Accounting for British Expats in Qatar Who Own UK Property

UK rental income, Qatar expat life, and HMRC obligations explained by a UK qualified accounting team based in Doha. We help non resident landlords stay compliant, minimise tax, and protect their UK property portfolio.

Living in Qatar With a UK Buy to Let? You Are Not Off HMRC’s Radar.

Many British expats relocate to Qatar believing their UK rental income is suddenly tax free because they live overseas. The reality is the opposite. HMRC treats your UK property as UK source income, regardless of where you sip your morning karak. Whether you have one flat in Manchester or a portfolio of buy to lets across London and the Home Counties, you remain fully within the UK tax net.

At GMPA LLC we sit at the unique crossroads: UK qualified accountants, physically based in Qatar, with a dedicated Landlord Hub already serving hundreds of UK landlords. We extend that same depth of expertise to British expats living in Doha, Al Wakra, Lusail and beyond.

Five UK Tax Rules Every Qatar Based Landlord Must Know

1. The Non Resident Landlord Scheme (NRLS)

If you live abroad for six months or more in a tax year and rent out UK property, HMRC classifies you as a non resident landlord. Your letting agent (or tenant, if rent exceeds £100 per week) is legally obliged to deduct basic rate tax at 20 percent from your rent before it reaches you. The fix is to apply for HMRC approval using form NRL1 so rent is paid gross and tax is reconciled through Self Assessment. We handle the application, the agent communication, and the annual reconciliation.

2. Section 24 Mortgage Interest Restriction

Section 24 of the Finance (No. 2) Act 2015 fully kicked in from April 2020 and it does not care that you now live in Qatar. Mortgage interest can no longer be deducted as a rental expense. Instead, you receive a 20 percent tax credit. Higher rate UK taxpayers feel this most: a property that looks profitable on paper can produce a real tax bill that wipes out the cash. We model this for every client so you know your true post tax yield before you renew, refinance, or buy again.

3. Self Assessment Filing Obligation

Living in Qatar does not remove your Self Assessment obligation. UK landlords with rental income must file an SA100 return every year, supported by the SA105 (UK property pages) and SA109 (residence and remittance basis pages). Filing online deadline is 31 January after the tax year end. Miss it and HMRC issues an automatic £100 penalty followed by daily fines. We file early, prepare clean working papers, and keep everything UTR ready.

4. Capital Gains Tax on UK Residential Property for Non Residents

Since 6 April 2015 non residents have been within scope of UK CGT on the disposal of UK residential property. From April 2019 this extended to commercial property and indirect disposals too. CGT rates on residential property are now 18 percent for basic rate band and 24 percent above (rates effective from 30 October 2024). You can rebase to April 2015 market value, time apportion, or use the straight line method, whichever produces the lowest gain. Choosing the right method matters and is irreversible.

5. The 60 Day CGT Reporting Rule

When a non resident sells UK residential property, a CGT return must be filed and any tax paid within 60 days of completion. There is no exemption for nil gain or loss disposals: the return is still required if you are non resident. Penalties begin immediately and stack. Many of our Qatar based clients only discover this rule after exchanging contracts. We work alongside UK conveyancers to file in time, every time. For HMRC’s official guidance on this rule see the page on paying tax on UK property if you live abroad.

Frequently Asked Questions

Do I pay UK tax on rental income if I live in Qatar?

Yes. UK rental income is always UK source income. The UK and Qatar have a Double Taxation Agreement, so the rent is taxed in the UK with relief available where appropriate. Qatar itself imposes no personal income tax on individuals, so there is no Qatar side credit to claim, the tax cost lands in the UK.

Can I receive my rent gross instead of having 20 percent withheld?

Yes, but only after HMRC approves your NRL1 application. We typically secure approval within 4 to 8 weeks. Until approval is granted, your letting agent is legally required to deduct tax at the basic rate.

What happens if I sell my UK rental property while living in Qatar?

You must file a Non Resident CGT return within 60 days of completion and pay any CGT due. The gain is calculated using one of three permitted methods. We coordinate with your UK solicitor before exchange so nothing is missed.

Does Section 24 still apply if I am no longer a UK resident?

Yes. Section 24 applies to all individual landlords of UK residential property regardless of tax residence. Incorporation can sometimes solve this, but the SDLT and CGT cost of transferring property to a company often outweighs the benefit. We model both options.

I have not filed a UK return for years. Can you help me catch up?

Absolutely. We use HMRC’s Let Property Campaign and Worldwide Disclosure Facility to bring clients fully up to date with the lowest possible penalty exposure. Most disclosures are settled without enquiry.
